Kerrie has provided property/asset management services for a portfolio consisting of over 1.1 million square feet for the past nine years with StepStone Real Estate Services and has recently formed Reef Real Estate Services to continue to bring a high level of shopping center management and accounting expertise to her clients. Kerrie’s job responsibilities, in addition to managing the overall day to day operations of the shopping centers are coordinating tenant improvements, assisting in lease renewals and new tenant leasing negotiations, annual budget preparation, common area maintenance reconciliations, capital improvement implementation and communication with lenders for reporting purposes.

Kerrie has assisted in numerous refinances and contributed necessary information about each asset for the purposes of valuation and assessment. Prior to StepStone Real Estate Services, she worked for Westfield Corporation; one of the largest owners of regional shopping centers in the world. Her last assignment with Westfield was General Manager of Westfield Shoppingtown MainPlace in Santa Ana, California.

Kerrie has managed over 40 employees on site and beat the budget each year while employed by Westfield. Prior to Westfield Corporation, she worked at Fairfield Residential as a cost/project accountant coordinating directly with the lenders on each project for disbursement of construction loan funds. Kerrie is a native San Diegan and graduated cum laude with a Bachelor’s Degree in Accounting from the University of San Diego in May 1997. Kerrie is a Certified Shopping Center Manager (CSM), a licensed California real estate broker as well as a member of the International Council of Shopping Centers (ICSC).

Jason Dick

Jason brings over ten years of commercial real estate experience to Reef Real Estate Services. He is currently managing a portfolio of retail, office and industrial properties in the Central and North San Diego market segments. His primary job focus is to maximize revenues for both his clients and lessees, and does so through close supervision of ground level operations, financial management, effective lease negotiations and strategic planning.

Prior to joining Reef, Jason worked with StepStone Real Estate Services for 8 years as a Senior Real Estate Manager where he managed a portfolio of ten retail, office, industrial and mixed-use projects. He also assisted in acquisitions and dispositions totaling over $100 million, as well as development and rehabilitation projects in excess of $25 million. Jason also previously worked for Westfield Corporation, where he managed all aspects of two distinctive super-regional shopping centers in the San Diego area. In his last assignment he assisted in the expansion of Westfield Parkway, which featured additional small shop retail and the nation’s first Wal*Mart to anchor an enclosed regional shopping center.

Jason graduated from San Diego State University with a Bachelor of Science in Business Administration. He is a licensed California broker and holds the Certified Retail Property Executive (CRX), Certified Leasing Specialist (CLS) and Certified Shopping Center Manager (CSM) designations from the International Council of Shopping Centers
(ICSC).

Michelle Ramsey

As Chief Financial Officer for Reef Real Estate Services, Michelle Ramsey brings twenty five years experience in institutional accounting and reporting, which she gained while working with several fee management companies engaged by large institutions and fund advisors. Michelle’s professional philosophy is to ensure all Reef Real Estate’s clients are satisfied with the property reporting at all levels. She works closely with each clients’ CPA to assist in streamlining tax planning, thus saving time and money for all parties.

Before joining Reef Real Estate Services in 2012, Michelle was Controller at StepStone Real Estate Services for seventeen years. She supervised the accounting department and served as an integral part of the management team assisting the clients with custom accounting requirements. Prior to working with StepStone, Michelle held a project accounting position at the Centerside buildings in Mission Valley where she worked through transitions in management from John Burnham & Company to TCW/CB Commercial. She also handled on-site accounting at the Aventine in La Jolla for Tishman West and later when property management was transferred to Cushman & Wakefield.

During annual audits for each of these companies, Ms. Ramsey has consistently earned excellent ratings and praise from clients. She is proficient at several accounting packages, specializing in Yardi Systems.

Michelle Montalbano

Michelle Montalbano joined Reef Real Estate Services in August 2012 and was an integral part of assisting with the formation of the company. Michelle is the Assistant Manager to Kerrie Ozarski as well as the Human Resource Manager. Michelle’s roles include focusing on the day to day operations of all properties as well as communicating directly with tenants regarding lease issues.

Prior to joining Reef Real Estate Services, Michelle held several positions at StepStone Real Estate Services over the course of thirteen years. She most recently was the Human Resource Manager, where her duties included processing payroll and maintaining employee files, workers compensation projections, and managing all aspects of employee benefits. Michelle was responsible for coordinating the annual workers compensation audits and received praise for the accuracy of her work.

Jaclynn Fundak

Jaclynn Fundak brings over twenty years experience in financial accounting and reporting to her role as Assistant Controller. Jaclynn has proved to be a valuable asset in each of her positions, taking on additional responsibilities effortlessly.

Prior to joining Reef Real Estate Services in 2013, Jaclynn Fundak was a Senior Project Accountant for StepStone Real Estate Services for ten years. She was a pivotal part of the accounting department, providing operational and trust accounting for her portfolio; earning commendations from her clients for consistently meeting deadlines and ensuring their needs were met satisfactorily with a positive outlook.

Jaclynn began her accounting career as a payables associate for a large Southern California homebuilder and was quickly promoted to a supervisory position where she oversaw the activity of seven (7) accounting associates in a high volume environment. While earning her Bachelor’s Degree in Accountancy from National University in 2000, Jaclynn landed a Regional Accountant position for CB Richard Ellis, handling the full cycle accounting and lease administration for a portfolio of Class “A” office buildings in San Diego, totaling 785,000 sf. Along with the

financial reporting, Jaclynn oversaw the capital projects associated with the properties, assisted in budget preparation and prepared the annual CAM reconciliations. She worked hand in hand with the client, Commonwealth Partners to provide financial reporting to their institutional partner, CalPERS and was invited to remain with the portfolio when the management was transitioned in-house.

Lydia Morgan

As the project accountant Lydia works closely with both the Real Estate Managers and vendors to ensure expenses are accurate and in line with the property budgets. She processes tenant deposits, assists with accounts receivable and lease administration on a daily basis. Lydia participates in reviewing the revenue portion of the annual property budgets. She is a vital part of the Reef team as she provides support to all clients and staff.

Lydia’s experience includes over fifteen (15) years of accounts payable, accounts receivable, and lease administration assistance in commercial as well as residential management.

Lydia is bilingual, fluent in both Spanish and English. Her constant drive to go above and beyond for the Reef Real Estate clients and staff makes her an asset to the company.

Olivia Wertz

Olivia Wertz joined the management Reef Real Estate Services’ management team in 2017. She has over fourteen years of commercial property management experience in retail, industrial development and historical projects such as the military base “Liberty Station” in Point Loma. Olivia is currently managing properties in Carlsbad, San Ysidro, North Park, La Mesa and downtown San Diego. Olivia previously worked with The McMillin Companies and Spectrum Property Management in San Diego. She is a licensed California Salesperson and is fluent in Spanish.

Bobbi is our newest team member to join Reef Real Estate Services. She is an accounting specialist with extensive experience directing financial operations for real estate companies. She is well versed in general ledger and cost accounting with capabilities monitoring regulatory compliance and managed automatic accounting systems. Bobbi handles budget administration, month end/year end closings, financial statement preparation and analysis. She previously worked with Hanken Cono Assad & Company and Variant Property Management Company.
